Check the sponsor's numbers against the site itself.
Site Verification sends you a dated before/after image pair of the asset and a short progress report, from very-high-resolution imagery, so the draw is approved against what is on the ground.

The job today
Where the sponsor's package runs out
The draw request comes in with a completion percentage, a stack of photos and a funding date. The photos are the sponsor's, taken where the sponsor stood, and none of them tells you how big the site is or whether the far end has been touched. You could send someone out or ask the monitor, but that takes time you may not have before the funding date. So the draw can get approved on the sponsor's word, and if the asset is behind or smaller than stated, you find out after the money has left.
The draw review, step by step
- 01
Does the asset exist
The sponsor's packageYou have an address, a parcel number and the sponsor's photos. You take it on trust until someone visits.
With Site VerificationA dated image of the location shows what is on it, so you can see whether there is an asset at all.
- 02
Does it match the stated footprint
The sponsor's packageAcreage and footprint come from the sponsor's documents. Checking means a survey or a visit.
With Site VerificationThe asset's outline is drawn on the imagery and measured, then set against the acreage or footprint the sponsor states.
Still yoursTitle, survey and legal description. Imagery does not settle boundaries.
- 03
Reading the progress claim
The sponsor's packageThe sponsor reports a completion percentage and photos of the stage it says it reached.
With Site VerificationA before image and a latest image of the same site, side by side, show whether the stage reported (site cleared, pad poured, structure up) is visible from above.
- 04
Dating the evidence
The sponsor's packagePhoto dates come from the sponsor's files, and a photo can be an old one.
With Site VerificationEach image carries its capture date, so the pair shows what the site looked like on those days.
- 05
Putting it in the deal file
The sponsor's packageSponsor photos pasted into the memo, with a line on who took them.
With Site VerificationAn image pair and a short report you can attach to the draw request file, as an independent cross-check next to the sponsor's reporting.
- 06
The decision to fund
The sponsor's packageYou weigh the package, the monitor's report if there is one, and your own judgment.
With Site VerificationThe same, with one more input that did not come from the sponsor.
Still yoursThe decision to fund, the site visit when one is warranted, and any certification of completion.
What you get
What comes back for each request
Existence and footprint check
Whether the asset is on the site and how its outline compares with the stated acreage or footprint. It answers the first and second rows of the comparison.
Progress comparison
The earlier and the latest image of the same site side by side, each dated, with a note on what changed against the progress the sponsor reported.
Match report
A short page for the deal file saying where the imagery agrees with the sponsor's claim and where it does not.
How it works
A request, start to finish
Send the site and what the sponsor says about it. We get imagery, compare it with an earlier image, and send back the pair and the report. Timing depends on when a usable clear pass is available over the site.
- 01
Site and reported status in
The asset's outline or address, the stated acreage or footprint, and the progress the sponsor reports.
- 02
Imagery
We get very-high-resolution satellite or aerial imagery of the site, at 0.5 m or finer.
- 03
Comparison
The latest image is compared with an earlier one of the same site, and the outline and visible stage are set against the sponsor's claim.
- 04
Pair and report out
You get the before/after pair and the report for the deal file.
Where it fits in your workflow
Before the draw is approved
Run it once the draw request arrives and before funding. Attach it to the request file next to the sponsor's progress report. It sits alongside a monitor's inspection or a visit, and can tell you whether one is worth ordering.

Limits
- It shows the outside
- Imagery shows what is visible from above: a cleared lot, a slab, a footprint, a roof. Interior work, quality of construction and anything under a roof or in shadow are not visible.
- Resolution floor
- At 0.5 m a pixel is about 20 inches across. A building, a graded pad or a road shows clearly. A single fixture, a crack or a small piece of equipment does not.
- Clouds and timing
- Optical imagery needs a clear pass. Persistent cloud can push delivery to the next one, and we cannot promise a date before your funding deadline.
- No completion percentage
- It shows footprint and visible stage. It does not produce a percent complete, and it is not a certification.
- Not an audit
- The pair is an independent imagery comparison. It does not replace an engineer's certificate, a monitor's report or a site visit.
Who it's for
Switch to it for the first check if
- You are a deal associate or analyst at a private equity or project-finance shop reviewing a draw request
- The asset is a physical build or site: a development, a plant, a solar or storage site
- You want a source that did not come from the sponsor before capital moves
Stick with the sponsor's package and a visit if
- You need a signed certification of completion
- You need to check interior work or quality
- You need a percent complete for the draw schedule
- The asset is a tenant fit-out or a small structure under the resolution floor
FAQ
Questions before your first request
Is this a certified audit?
No. It is an independent imagery comparison. It does not certify completion and carries no compliance standing.
Does it replace a site visit?
No. It is a quick independent check that can come before a visit or alongside one, and it can help you decide whether a visit is needed.
Can it give me a completion percentage?
No. It shows footprint and visible stage. The percent complete on your draw schedule stays with whoever certifies it.
How current is the imagery?
We get it on demand, so it is as current as the next usable clear pass over the site. Ask when you send the request.
What if cloud covers the site?
Delivery can wait for the next clear pass. We cannot promise a date.
How do we check it against what we already know?
Pick an asset where you have a monitor's report or visit notes, send the site without them and compare what the pair shows with what you found.
What do we send and what comes back?
The site outline or address, the stated acreage or footprint and the reported status. You get the before/after pair and the report.
Who owns the imagery and the report?
Ownership and licence terms are not set out on this page. If your counsel needs them, ask before you get started.
How is it bought and priced?
The price depends on the site and the imagery source. Tell us how many assets and draws you review and we'll scope it to that.
Verify the next draw before you fund it.
Send us a site and the sponsor's stated status from a request on your desk. We'll tell you what the imagery can show.
